Quarterly figures move around because relatively few homes sell in Jersey each quarter, so Statistics Jersey also publishes a four-quarter average, which is the better guide to the trend.

Buying with a mortgage
In 2025, 54.8% of homes sold through the Royal Court were bought with a loan, with total borrowing of £304m. 43% of those buyers borrowed 80% or more of the price.

All four series are index numbers rebased by Statistics Jersey to about 100 in 2002. Average earnings are measured once a year. After allowing for inflation, house prices are 26.7% below their peak in Q4 2021.

Prices of homes restricted to first-time buyers were 38.6% higher in 2025 than in 2016.

About these figures
The House Price Index measures the price of 1- and 2-bedroom flats and 2-, 3- and 4-bedroom houses, using freehold and flying-freehold sales passed before the Royal Court (from the Public Registry) and share-transfer sales (from Revenue Jersey). Statistics Jersey weights the mix of homes so that a quarter with more large houses does not look like a price rise.
Individual sales are recorded in the Public Registry, which can be searched by appointment at the Registry or on the public terminal at the main Public Library.
